Why nobody should pressure wash a roof
The granules on an asphalt shingle are the roof's UV protection and its wear surface. Pressure removes them. You get a clean roof and a materially shorter remaining life, and most shingle manufacturers treat it as grounds to void a warranty.
The industry standard — and the Asphalt Roofing Manufacturers Association position — is a low-pressure chemical application. The roof is wetted, treated, dwelled and rinsed at garden-hose pressure.
Tile, metal and flat roofs
- Concrete and clay tile — common through World Golf Village and the newer St. Johns builds. Tile holds moisture and grows heavily on the shaded slopes. Soft wash, with care around cracked or slipped tiles.
- Standing-seam and 5V metal — increasingly common on coastal rebuilds. Cleans easily; the concern is runoff and the finish, not the substrate.
- Flat and low-slope — quoted case by case. Drainage dictates what is possible.

How long before the streaks come back?
In this climate, typically three to five years on a shingle roof depending on shade and tree cover. A roof under heavy oak canopy will regrow faster than one in open sun.
Will soft washing affect my roof warranty?
The low-pressure chemical method is what the shingle industry itself specifies, which is the opposite of the pressure washing that strips granules. If anything looks off up there during the wash, you will hear about it.
Will the runoff hurt my landscaping?
Planting is pre-wet and rinsed, and downspouts are managed. Heavy foundation planting under a treated slope should be flagged before the job.
