What actually causes the staining

The black and green film on a north-facing wall in St. Johns County is almost never dirt. It is mildew, algae and lichen feeding on moisture that never fully leaves. We are humid nearly year round, we sit on the water, and salt air holds damp against a wall long after the rain stops.

Worth asking before you book

Will it damage my paint or siding?

Not when the method matches the surface. The pressure at the wall is lower than a garden hose on a jet setting — the cleaning is chemical, not mechanical. Damage happens when someone brings a 3,000 PSI wand to vinyl or chalking paint.

Do you need access to my water?

Yes, an outside spigot is the normal setup. If the property has no working outside tap, say so when you call so it can be planned for.

What about my plants?

Beds and foundation planting get pre-wet before any solution goes on the wall, and rinsed again after. That is standard practice, not an extra.
